Property Inspections: We conduct an on-site inspection before a tenant takes occupancy, one week after moving into the home, and once a year during the lease. We also do an inspection immediately after the tenant vacates. With each inspection, we prepare a written report of the property and send a copy to you. When a new tenant is selected for your property, he receives a current inspection report. When he moves out, these reports help us identify any damage not due to normal wear and tear.

Repairs and Maintenance:
Small repairs are handled by our office with a qualified staff on island. Repairs costing more than the agreed upon management amount will be brought to your attention and we will proceed with your approval. In case of an emergency where your property or a life is at risk, we will act promptly in your behalf and make a call to you of the details. We will also work with you on a long term maintenance plan to cut down on the cost of repairs.

24 Hour Emergency Cell Service: Someone from our management team is available 24 hours to handle any emergencies that may arise.

Payment of Bills: We do our best to help property management be as convenient to you as possible. We can pay regular monthly bills, such as utilities and yard service as well as general excise taxes, mortgage, insurance and other bills for which there is a small service charge.

Landlord Tenant Code: We adhere strictly to the landlord tenant code to insure all laws are followed. A copy of the code can be viewed on the website.
